Position Summary

Grassy Creek Asset Management (“Grassy Creek A&D”) is seeking an Asset Manager to oversee all aspects of the administrative, financial, capital investment, and operational functions of the assigned portfolio, located in Iceland, France, Italy, the Netherlands, and New Zealand. This individual will have oversight over budgeting, contract administration, scheduling, and coordination with local managers of all properties and assets. The Asset Manager will ensure the effective and efficient operation of the Company’s portfolio, including short-term rentals (STR), commercial properties, and Eleven lodges and guest facilities. The Asset Manager will achieve their goals and objectives by working with central/corporate Grassy Creek and Eleven team members and supervising regional and on-property teams. This position requires at least 5 years of experience as a director of operations or asset manager for a portfolio of 5 or more hotel or resort assets, or similar experience. The ideal candidate will have experience in the luxury space. Experience with properties in remote locations is considered a strong advantage. This is a full time/year-round position, with compensation ranging from $90,000 - $100,000 USD annually, depending on experience and qualifications. An additional, performance-based bonus structure is also available. This is a fully remote position, and candidates may be located anywhere in the United States or United Kingdom.


Position Purpose

  • The primary function of the Asset Manager is to ensure a financially successful, socially responsible and well-maintained portfolio of assets.


Responsibilities/Duties/Functions/Tasks

  • Oversee local Eleven, Grassy Creek, and third-party property managers and leasing agents.

  • Collaborate with Grassy Creek and Eleven corporate support teams, including corporate leadership, accounting, financial planning & analysis, revenue management, marketing, sales, and other individuals to ensure consistent successful performance of the assigned portfolio.

  • Manage relationships with 3rd party contractors, vendors, and government entities as required.

  • Travel to the assigned portfolio of properties as needed to inspect facilities, stay current on property maintenance issues, status of capital expenditures, renovations, and special projects, meet with management, and remain familiar with the properties’ surrounding markets.

  • Maintain responsibility for financial success and well-maintained condition of the assigned portfolio.
  • Prepare monthly, quarterly, and annual reporting to the portfolio.
  • Identify and analyze opportunities for increased revenues and expense savings for each property, including operating and capital improvements.
  • Upon project approval, oversee project management for the property.
  • Oversee and aid in the administration of all operating licenses.

  • Oversee all equipment, vehicle, and vessel maintenance, where relevant.

  • Stay informed of market trends, competitive properties/operating business, regularly update comp reports and market/regional data.

  • Develop and execute exit strategies for the property that consider market conditions, basis, leverage, and tax consequences.

  • Interact and liaison with third party brokers, agents, attorneys, and professionals to implement dispositions of properties. Update Managing Director and Director of Asset Management of marketing efforts and status of dispositions.

  • Assist with acquisition of new properties; due diligence, underwriting, and deal execution.

Job requirements

Qualifications

  • 5 years of asset management experience with concurrent oversight of a portfolio of five or more hotel or resort assets.

  • Bachelor’s Degree required with a concentration in hospitality management, business, finance, accounting and/or real estate.


Special Position Requirements

  • Ability and experience analyzing hospitality operations, identifying opportunities for improvement, and leading teams through change necessary to implement improvements and positively impact profitability.

  • Ability to work with financial concepts and perform financial analysis including ROI, IRR, and discounted cash flow modeling.

  • Computer literacy sufficient to operate spreadsheet and word processing applications (Microsoft Suite to include Excel, Word, Power Point).

  • Strong communication skills both written and verbal.

  • Comfortable working in a non-structured environment with a variety of stakeholders.

  • Comfortable building relationships while working in a remote environment.


Preferences

  • Experience in the luxury hotel space.

  • Experience with properties in remote locations is considered a strong advantage.


Work Requirements

  • Potential weekend and non-business hour meetings and/or site visits.

  • Must be able to work with diverse cultural workplace and job sites.

  • Valid driver’s license

  • Valid passport and ability to travel to domestic and international locations.
    • Up to 30% travel expected. This may increase depending on the base location of the incumbent. Last-minute travel is common depending on the pace and critical needs of the business.
